The new Privacy property type was created as an option for sellers concerned about privacy and wide spread exposure of their property for sale. The Privacy listing type meets the MLS mandatory submission requirement, satisfies the privacy needs of the seller, and promotes cooperation among brokers.
Effective May 1st, 2020 within one (1) business day of marketing a property to the public, the listing broker must submit the listing to the MLS for cooperation with other MLS participants. Public marketing includes, but is not limited to, flyers displayed in windows, yard signs, digital marketing on public-facing websites, brokerage website displays (including IDX and VOW), digital communications marketing (email blasts), multi-brokerage listing sharing networks, and applications available to the general public. The SBMLS Board of Directors has decided not to move forward with a freeze on Days on Market (DOM). The Board examined all considerations around this issue and strongly feel that this is the best approach during these unprecedented times. Freezing DOM distorts the accuracy of the data in the system. It is important that we maintain this data to understand the true impact of the COVID pandemic on real estate.
Here's a summary of changes the MLS has made in response to COVID-19. We will continue to follow CAR guidelines and consider ways to modify our rules and create new MLS features to help our members during these uncertain times.
The Board of Directors has approved a rule change to remove the 21 day limit on Coming Soon listings. A listing may now be entered into the MLS for the duration of the listing contract.
At it’s November 11th meeting, the National Association of REALTORS’ Board of Directors approved MLS Statement 8.0, also known as the Clear Cooperation Policy. The policy requires listing brokers who are participants in a multiple listing service to submit their listing to the MLS within one business day of marketing the property to the public.
You now have access to a new, easy to use menu in Flexmls. The new design provides a modern look, and allows one-click access to your favorite menu items. Initially, the new menu will be optional, so you can choose to turn it on or choose to continue using the old menu. After 30 days, the new menu will no longer be optional; all users will be moved over to the new menu. Please read the full announcement that describes the changes in detail.
As a member of the Santa Barbara MLS, your listings can now be syndicated to Zillow Group and ListHub.
The Santa Barbara MLS has entered into agreements with Zillow Group and Listhub to syndicate your listings. This broker-controlled option will push your listings out to third party sites after your listing is added to the flexmls system. Brokers do not have to opt in if they don't want their listings advertised on these sites. We will be holding live training sessions at the Association office with representatives from Zillow Group and Listhub to show you how to use the platform and answer all of your questions on syndication. Brokers and Agents are encouraged to register for a training session(s) at your earliest convenience at firstname.lastname@example.org. Space is limited!
At the end of January we are converting to the SentriLock Lockbox system. Next week you will receive an email with important information from SentriLock on how to pre-register for the lockbox exchange event. To receive these important email messages, make sure your email address is updated with our office. You MUST pre-register for the exchange event; we will NOT allow walk-ins. At the event you will be able to do a 1-for-1 exchange for your Supra lockbox with a SentriLock box and receive training on the new system. We will only accept the current Supra BT/BTLE lockbox. Old lockboxes (shorter iBox) will not be accepted. All key users must attend the event to be trained on the new system, get your key card, smartphone user name and password and set up payment.
The new, redesigned customer portal is now available for desktop, mobile web, and iOS. The new portals bring a fresh, new interface as well as several new features, including the ability for your contacts to run searches, and an agent-branded iOS app available to consumers through the Apple App Store. On June 15th the Flexmls Portal login process will be changed. Customers with existing Portals will be prompted to update their account to use their email address as their Portal username. For new Portal users, the agent no longer needs to select a username and password. These changes are needed to prepare for the new Consumer version of Flexmls for iPhone. Some of you may have experienced Flexmls emails severely delayed or even blocked entirely when trying to send to your clients. Web security companies have been repeatedly blocking emails sent from the Flexmls system and is identifying them as spam. On September 29th, changes will be made to minimize the number of emails blocked by spam filters, helping to ensure that automatic notifications of new listings reach their intended recipients.
