Membership

 

What are my obligations as a new member?

As a new member of the Santa Barbara Association of REALTORS® or the Santa Barbara MLS, you will need to attend New Member Orientation before 90 days has passed since your sign-up date. Orientations are scheduled every two months, usually the first Monday of the month. Call our Membership Manager at (805) 884-8613 for more information, or to check on the status of your orientation record.

 

I’ve already attended Orientation at another association; do I still need to attend?

Yes! It is to everyone’s benefit that you attend our Orientation, which is specific to our association and part of our Code of Ethics. MLS-only members will only need to attend the first portion of the orientation while Association-only members will only need to attend the second portion. Members who are part of both the MLS and Association will need to attend the full day. Call our Membership Manager at (805) 884-8613 for more information on possible exemptions.

 

How can I get involved with the Board or other committees?

See our list of Committees and contact the current Chair for more information on possible involvement and service on the specific committee or committees.

 

How do I access my account?

Upon sign up, you would have been sent an email with your username and password information for both the Member Services portal of our website, and the logon ID and password information for your FlexMLS account. Contact the Membership Manager at membership@sbaor.com or (805) 884-8613 for assistance with your username and passwords. To pay bills, view your account, and sign up for classes or events, you would log into the Member Services portal of this website. To access listings and the Tour of Homes, you would log into the FlexMLS system.

 

When are bills due?

Your SBAOR membership annual dues are always due January 1st. We begin notifying you of the invoice in December via email. If they are not paid within an allotted time period, late fees will apply and your account will be suspended. By the end of the month, any suspended accounts still remaining will then be terminated, and new application fees will apply.

The SBMLS service fees are paid semi-annually, due January and July 1st. We send reminders of the invoice in December and June via email. If they are not paid within an allotted time period, late fees will apply and your account will be suspended. By the end of the month, any suspended accounts still remaining will then be terminated, and new application fees will apply.

Your SentriLock Key service fee is paid semi-annually, due January and July 1st. We send reminders of the invoice in December and June via email. If they are not paid within an allotted time period, late fees will apply and your account will be suspended. I want to dispute a late fee.

You must first pay the late fee, then write or email a letter to the Board explaining the dispute and requesting any applicable refunds. Staff is not authorized in the system to write off any late charges. You can send a request to mcantello@sbaor.com to be presented to the Board at the next monthly meeting. Late fees must be paid with the dues or fees during the billing cycle or access to the system cannot be restored.

 

How do I change my public information?

Most information visible to the public, whether on the FlexMLS site or the SBAOR website, must be updated through the Santa Barbara Association of REALTORS®

Phone numbers, emails, and website information may all be changed by calling our office. Office transfers, office address changes or Designated Broker changes, must be accompanied by the appropriate form. Please visit our Membership Forms to see if one applies to you. You may email or fax these forms and we will apply them to our systems.

 

I don’t know my user name and password?

For the Member Services portion of our website, or the Flex Multiple Listing Service, you can contact SBAOR at (805)963-3787 for assistance with your username and passwords.

  • For Zipforms please call Zipforms support at (213) 739-8272.
  • For extra Flex Support, call their support team at (888) 525-4747

 

I need to transfer to another office, what do I do?

You will need to fill out and submit an Office Transfer form to change your information, and keep your public record updated!

 

I can’t/don’t want to renew my membership?

We are sorry to see you go! We have an option to Inactivate your membership, if you aren’t sure you want to completely terminate yet. You can fill out and return the form to membership@sbaor.com. This allows you to keep your membership inactive for a period of one year, and prevent you from needing to pay the application fees again, should your business bring you back to us.

 

If you are certain you would like to terminate your membership, simply send a brief email to membership@sbaor.com detailing that fact and we will mark you as terminated in our system.

Billing

 

How do I pay my dues?

Invoices will always be sent out to the email you have indicated is best to reach you. Physical invoices are no longer mailed using paper, as of mid 2015. You can sign up for our text-based billing and Red Alert system by texting 797979 to 'SBAOR'.

 

Once your dues and fees have been invoiced, you have four easy options to pay them:

 

1) Pay online! 

The invoices we send out include a link to log in and pay your bill through Member Services.

You can also navigate at any time to Member Services and choose either 'My SBAOR Account' or 'My MLS Account' to see if you have any outstanding invoices. You can bypass logging into the website, by using the FlexMLS system, and clicking 'Member Services'.

2) Send us a check.

  • Remember to make your sbr number, invoice number or name visible and legible so we know who the check is for!
  • Please remember to allow for delivery time of the postal service. Checks received after the late date may incur late fees.
  • Note that the Association dues and the MLS services fees will require two separate checks to be processed.
  • Once processed we will email you a receipt as proof of payment.

 

3) Call us with a credit card.

  • We are able to send email receipts as proof of payment.
  • We take American Express, Visa and MasterCard.
  • Please keep in mind that during billing time, the volume of calls incoming may make your attempts to reach the front office difficult. We average 30-40 voicemail messages a day during billing time, and getting to each one can take some time!

 

4) Come in person!

  • We can print a receipt as proof of payment, email it to you-or both!

Events & Education

 

How do I get a real estate license?

To obtain a real estate license, you must first qualify for and pass a written examination. Those who pass the examination are provided a license application which must be submitted to and approved by the Department of Real Estate. General license requirements include: At least 18 years of age, proof of legal presence, and full disclosure.

 

℘ Salesperson License

The salesperson license is required of individuals who conduct licensed real estate activities as described in the Real Estate Law under the supervision of a licensed broker. A license may also be obtained by a person who does not immediately intend to be employed by a broker. However, a salesperson without an employing broker may not perform acts requiring a real estate license. The completion of three college-level courses is required.

 

℘ Broker License

The broker license requires a two-year minimum of full-time licensed salesperson experience within the last five years or the equivalent, along with the completion of eight college-level courses. Detailed licensing information can be found at the Department of Real Estate. Get discounted pre-licensing courses through OnlineED.

 

How do I renew my real estate License?

Licenses are issued for a four-year period and should be renewed prior to the expiration date listed on the license. The DRE mails a renewal form to the licensee’s mailing address approximately 90 days prior to the license expiration date.

 1) Renew by Mail

You will need to submit the following:

  • Renewal Application
  • Continuing Education Course Verification
  • Proof of Legal Presence
  • Fee

 

2) Renew Online

  • Packets for online license renewal can be purchased through The CE ShopOnlineED, and C.A.R. Your renewal is on-time if your eLicensing transaction is completed or your application is postmarked before midnight on your license expiration date. If you renew on-time, you are permitted to continue operating under your existing license after its expiration date unless otherwise noted by the DRE. Check your license status to verify license renewal. 

 

If you fail to renew your license on-time, you may renew your license during the two year late renewal period immediately following your license expiration date. However, you cannot perform activities requiring a real estate license until your license has been renewed.

 

3) Late Renewal

The DRE’s secure eLicensing system offers expedited online processing of salesperson and broker license renewals. Continuing education requirements must be completely satisfied in order to renew through eLicensing.

How do I sign up for classes or events?

Online:

  1. You can go online and log in to Member Services and register for a class or event under ‘Event Registration’ or ‘Education Registration’ under the header ‘Education & Events’.
  2. You will see a list of upcoming classes or events.
  3. Click the Course ID to select the class, then again to confirm it is the class you want. The system will show you details of the class, including any possible ‘Early Bird’ pricing, the instructor and open spots.
  4. Click ‘Proceed to Registration’. You will be given an opportunity to change the email at which you would like to receive confirmation. If everything looks correct, click ‘Add to Cart’.
  5. At this point you can continue to register for other classes and events using the same steps, or continue to checkout by clicking the button titled ‘Pay by Credit Card’.
  6. Enter your credit card information and click ‘Submit’ to finalize the transaction and be registered. Please note that paying online does not update or save your credit card information within our system.
  7. At times SBAOR puts on a class that may not be allowed to pay for online. In that situation you would need to give us a call or come in person.

 

℘ By Phone/In Person:

We can register you over the phone, and take an American Express, Visa or Master Card for payment of the class. All classes that cost require payment upon registration.

You may also come in person and register any time during business hours!

How do I access the FlexMLS system?

Our members can visit either https://www.flexmls.com/ or https://sbr.flexmls.com as both are acceptable sites for login.

When you first signed up with FlexMLS you were given an ‘sbr number’ (sbr.XXXXX) and a temporary password. Staff is not able to see the current password of your account, but we can help you reset the password and get you logged in.

If you’ve never received your user ID and password, please contact the Membership Manager at (805) 963-3787.

 

FlexMLS has a Help feature in the system that gives access to many videos and guides for their system. For one-on-one assistance, email or call the MLS Director at (805) 884-8614 or mls@sbaor.com to schedule a training call, or answers to advanced questions.

 

I’m having problems with the FlexMLS system?
