Important MLS Rule Changes

Sold Data on IDX

IDX display now includes active and sold listings and will include 3 years of sold data.  Data on IDX display must be refreshed every 12 hours. 


Cumulative Days on Market
A new field has been added to listing reports. Cumulative Days on Market (CDOM) is the number of days a listing has been on the MLS. The calculation of CDOM is based on the APN and the number of days continues to calculate until there is a change of ownership or the property is not listed for 90 days or more in the MLS. The DOM and CDOM fields will be now be public, and therefore, viewable to clients.

Example:
On January 1st the property at 123 Main Street is listed with ABC Realty. On March 31st the listing is canceled. The following day the property is listed with XYZ Realty. Although the property is now listed with a new brokerage, and the Days on Market (DOM) will reset, the CDOM does not reset and will show as “91 days” on the first day of the new listing.
